1. What is top-dollar at sale?

A Top Dollar sale is the personal best that you and your home can achieve given your timeframe and budget for selling within the current market conditions.

2. If you want to make top dollar while living in your home for sale, start off by going into competing homes in your market.

Many sellers overstate their home’s potential sale price. Viewing other homes for sale allows you to overcome this. Over time, you will learn:

  • who is buying (your ideal buyer),
  • who is selling (your preferred real estate professional), how the homes are presented, and
  • what is your home’s selling price range.

Remember, selling price is often lower than asking price.

Stressed out sellers don’t understand the purpose of this exercise, or even what to look for in the other homes for sale. House Proud Home Sellers do.

3. If you want to make top dollar while living in your home for sale, spend only on what matters.
You can prepare your home for profit with:

  • no or low home presentation budget;
  • a small home presentation budget; or
  • an unlimited home presentation budget.

Make sure you use your time, talent, treasure, and the skills of others, wisely when preparing for sale.

4. If you want to make top dollar while living in your home for sale, know why you fell in love with it in the first place.
More often that not, your buyers won’t look like you. They will be a ‘new generation' of home buyer.

Get to know who they are, but more importantly, make sure you know what makes your home special and why they too will fall in love with it.

5. If you want to make top dollar while living in your home for sale, understand how to attract and inspire your buyers from Day One on the market.
No matter how well you present your home, the market can surprise you, and not always delight you.

Being fully prepared for profit, will make your home a forerunner in a shrinking or shaky market.

 

6.  If you want to make top dollar while living in your home for sale, don’t dismiss the first offer.
Preparing your home for profit can make you vulnerable to falling into the hands of the 3 pricing demons: Ego, Need and Greed.

Of the home seller:

  • The Ego asks, “What are others thinking of me?” It connects us with our homes in an unhealthy way, and distracts us from doing the work of properly preparing and presenting the home for sale.
  • Meanwhile, ‘Need’ asks the market to reward us for poor decisions or unfortunate circumstances that can cloud our judgement and distract us from doing the work of properly preparing and presenting the home for sale.
  • Greed, on the other hand, invites thoughts of “What are others taking from us?” And pits sellers against buyers in a zero-sum ‘win-lose’ struggle that distracts them from reaping the rewards.

7. Every top-dollar home selling journey has standards that need to meet market expectations. These standards can be seen in your home’s level of preparation and presentation from the day it enters the real estate market.

The aim is to get buyers and offers flowing into your home from the first viewing. This is usually as a result of your online marketing photos.

And,  if your home is ready to enter the real estate market at its best, given your time frame and budget, then you have the best chance of reaching your personal top dollar from the first buyers who enter your home.

In a properly prepared and presented home, profit can come from buyers making attractive offers from the first open viewing. If you are not ready, you will not know how to recognise top dollar at the first offer.

8.  If you want to make top dollar while living in your home for sale, bring your home team ‘on board’.

Often, a range of people, personalities, points of view, and pets live in your home for sale. And yes, you are the captain of the good ship ‘home for sale’. 9.  If you want to make top dollar while living in your home for sale, prepare for profit.
Top dollar doesn’t turn up in your home without an invitation. The legion of House Proud Home Sellers that I have worked with for over a decade know this. Many sold within a few weeks from top dollar offers resulting from the first viewings.
